Commercial HVAC / Industries

Sector-specific commercial HVAC across Northeast Ohio.

Restaurants, multi-tenant office, retail, light industrial, healthcare, schools and municipal. Each sector has its own equipment mix, code requirements, and uptime demands. We've scoped enough work in each to know the difference.

Commercial HVAC isn't one thing.

A 4,000-square-foot restaurant with a Type I hood, a walk-in cooler, and three RTUs has nothing in common with a 60,000-square-foot office tower running on chillers and a boiler plant - and neither has much in common with a school district trying to fit a 30-RTU replacement into a 10-week summer vacation. The brand mix, the code requirements, the uptime stakes, and the budget realities are all different.

We work across six commercial sectors regularly in Northeast Ohio. Each one has its own service pattern, its own do-this-or-get-bitten task, and its own way the work has to be scheduled. The breakdown below covers what we do per sector and how it works. Don't see your sector? Call (330) 469-6701 and we'll have an honest conversation.

Sectors we serve.

Each industry below gets its own scope, visit frequency, and compliance documentation. The bullets cover the core equipment and code work per sector.

  • Restaurants and hospitality: kitchen exhaust hoods, make-up air, RTUs, walk-in coolers and freezers, NFPA 96 compliance, health-inspection documentation
  • Multi-tenant office: RTU service across 4-12 units per building, packaged splits, BAS integration, cost-allocation reporting for tenant chargebacks, ASHRAE 62.1 ventilation
  • Retail: RTU service and economizer commissioning, 24/7 emergency dispatch for sales-critical uptime, parts pipeline on common Carrier, Trane, Lennox, York packaged units
  • Light industrial: Reznor and Modine unit heaters, make-up air for exhaust over 400 CFM, occasional commercial refrigeration for processing or cold storage, OAC 4101:2 compliance
  • Healthcare and medical: higher ventilation rates per ASHRAE 170, IAQ controls, 100% outdoor air systems for procedure rooms where required, code work alongside design engineers
  • Schools and municipal: budget-cycle scoping, summer-vacation install windows, IAQ and ventilation focus, ASHRAE 62.1 compliance, capital planning aligned to district fiscal calendar
How it works

How an AKHC visit works.

Sector-specific scope starts with a sector-aware site walk. We don't quote a restaurant the same way we quote a school.

  1. 1

Call (330) 469-6701 and tell us your sector

Sector context changes everything - equipment list, visit frequency, scheduling constraints, compliance scope, and budget expectations. Tell us what you run on the first call so we send the right tech for the site walk.

  2. 2

    Sector-aware site walk

Restaurant walks include hood, MUA, walk-ins, and ice. Multi-tenant walks include every RTU, BAS access, and tenant cost-allocation needs. School walks include the district fiscal calendar and capital planning. Same template, different focus.

  3. 3

Scoped quote with sector compliance built in

NFPA 96 documentation for restaurants. ASHRAE 62.1 and 170 references for healthcare. Boiler inspection coordination on schools with central plants. Sector compliance baked into the scope, not added after.

  4. 4

Service or install on your operating window

Restaurants and retail get after-hours work. Offices get business-day work. Schools get summer-vacation work. Healthcare gets coordinated with clinical operations. We schedule to your window, not ours.

  5. 5

    Reporting customized to your industry

Property managers get cost-allocation reports. Restaurants get health-inspection-ready records. Schools get capital-planning summaries. Healthcare gets ASHRAE compliance documentation. Standard service, customized paperwork.

Why pick AKHC

Why homeowners pick AKHC.

Sector experience matters more than equipment certification when it comes to scoping commercial work right.

Multi-trade convergence

Restaurants need HVAC plus commercial refrigeration plus sometimes standby power. Retail and healthcare often need generators. Light industrial often needs refrigeration for processing. We carry all three trades on the same payroll.

Sector-specific compliance knowledge

NFPA 96 for restaurants. ASHRAE 170 for healthcare. OAC 4101:2 for make-up air on any high-exhaust space. Ohio boiler inspection for plants over 15 PSI. ASHRAE 62.1 baseline for everything. Compliance built into scope.

Scheduling to your operating window

Retail after close, schools on summer vacation, restaurants between lunch and dinner, healthcare coordinated with clinical operations. We don't force your business onto our schedule.

Multi-site property management coverage

Property managers, regional restaurant operators, and retail chains with multiple Northeast Ohio locations get one contract, one PM, one invoice. Cost-allocation reporting customized to your property-management software.

Bonded, insured, Ohio OCILB licensed

COI delivered before any commercial work. Ohio commercial HVAC contractor license, full bonding, commercial GL plus workers comp. Property managers, school districts, and healthcare facilities can vet us in one pass.

FAQ

Frequently asked.

Do you service my industry?

If your sector is listed above - restaurants and hospitality, multi-tenant office, retail, light industrial, healthcare and medical, schools and municipal - yes. If you don't see your sector, call (330) 469-6701 and we'll have an honest conversation about whether your scope is a fit. We've worked across the Mahoning Valley long enough to know what we're good at and where we'd refer.

Can you cover single-location and multi-site portfolios?

Yes. Single-location restaurants, retail, and office buildings get the same scope and pricing as multi-site clients. Multi-site clients (property managers, regional restaurant operators, retail chains with multiple NE Ohio locations) get one contract, one PM, and one invoice across all sites - covering Trumbull, Mahoning, Portage, Ashtabula, and Columbiana counties.

Can you do after-hours work for retail and restaurants?

Yes. Retail and restaurant work that has to happen outside business hours - RTU replacements, controls cutovers, major service - runs after close or during off-hours. We schedule around your operating window and bring extra techs when the job needs to finish before open. After-hours rates apply on emergency calls; scheduled after-hours work is quoted in advance.

How does school HVAC work scheduling fit summer vacation?

Most school HVAC capital work happens between mid-June and mid-August - the window between graduation and back-to-school setup. We coordinate with district facilities, run the major install during the vacation window, and complete commissioning before students return. Smaller service work happens evenings and weekends during the school year. Budget cycles often need to line up with the district fiscal calendar.

Do you handle healthcare-specific code work?

We work on outpatient clinics, medical offices, dental offices, and similar non-acute healthcare spaces. ASHRAE Standard 170 ventilation rates for medical, ASHRAE 62.1 IAQ baseline, and sometimes 100% outdoor air systems for procedure rooms. For acute care hospitals with critical clinical spaces (operating rooms, isolation rooms, sterile processing) the scope often needs a mechanical engineer on the team - we work alongside the design engineer rather than against them.

What about light industrial and manufacturing?

Light industrial is solid scope for us. Reznor and Modine unit heaters for warehouses and shops, make-up air for any exhaust over 400 CFM, occasionally commercial refrigeration for food processing or cold storage. Heavy industrial process work (clean rooms, special exhaust, custom mechanical) is usually a mechanical contractor scope rather than ours - we'll tell you which side of that line you're on.

Can you do property-management portfolio coverage?

Yes. Property managers with multiple buildings across NE Ohio get a single contract covering all locations, one PM coordinating service across the portfolio, and standardized written reports per property. We've structured portfolios from 3 buildings to 30+ buildings. Reporting can be customized to fit your property-management software for cost allocation and tenant chargebacks.

What NE Ohio says about AK Heating & Cooling

4.9 avg· 72+ reviews

“Furnace went out on a Sunday night. AK had a tech in the driveway in 90 minutes, parts on the truck, and we were warm before kids' bedtime. Worth every dollar of the maintenance plan.”

Mark D. · Warren, OHGoogle

“Our restaurant walk-in went down at 6am. AK answered the after-hours line on the second ring and had us running before lunch service. We've switched all of our refrigeration work to them.”

Diane P. · Niles, OHGoogle

“Had Generac install, AC tune-up, and a humidifier swap done across two visits. One bill, one company, real techs. This is what local service is supposed to feel like.”

Clark's Tip · HVAC Maintenance

Every sector has a do-this-annually-or-get-bitten task

Restaurants: hood cleaning plus make-up air commissioning - skip it and the next health inspection lands wrong. Offices: economizer commissioning plus filter changes - skip it and your utility bill quietly climbs while no one notices. Retail: RTU coil cleaning plus belt service - skip it and your compressor dies on the hottest day. Light industrial: unit heater service plus MUA filter changes - skip it and the next cold morning costs you a shift. Healthcare: IAQ checks plus ventilation rate verification - skip it and your compliance trail breaks. Pick the one for your sector and put it on the calendar.
